How to view and download Encumbrance Certificate (EC) online?

An Encumbrance Certificate (EC) certifies whether a property has any registered transactions, mortgages, or legal liabilities. You can search, view, and download ECs online via the TNREGINET portal.

Start online (fastest):

  • Visit the official TNREGINET portal (tnreginet.gov.in).
  • Go to 'E-Services' -> 'Encumbrance Certificate' -> 'View EC'.
  • Select Zone, District, Sub-Registrar Office (SRO), Village, Survey Number, and Sub-division.
  • Enter the search period (available from 1975 onwards). You can view and download the unsigned EC report for free.

Digitally signed certified copy:

  • For bank loans or legal submissions, log in to TNREGINET, request a 'Certified Copy with Digital Signature', and pay the official fee of ₹100 online.
How to check property Guideline Value online?

The government-determined Guideline Value is the minimum rate per square foot or acre at which stamp duty and registration fees are calculated for property transactions in Tamil Nadu.

Start online (fastest):

  • Visit the TNREGINET portal (tnreginet.gov.in) and select 'Guideline Value'.
  • For urban properties: Select District, Sub-Registrar Office, and enter the Street Name.
  • For rural properties: Select District, Village, and Survey Number.
  • The approved government valuation per sq.ft / acre will be displayed immediately.

Duty structure:

  • Stamp Duty is typically 7% and Registration Fee is 2% of the guideline value or actual market consideration (whichever is higher).
