An Encumbrance Certificate (EC) certifies whether a property has any registered transactions, mortgages, or legal liabilities. You can search, view, and download ECs online via the TNREGINET portal.
Start online (fastest):
- Visit the official TNREGINET portal (tnreginet.gov.in).
- Go to 'E-Services' -> 'Encumbrance Certificate' -> 'View EC'.
- Select Zone, District, Sub-Registrar Office (SRO), Village, Survey Number, and Sub-division.
- Enter the search period (available from 1975 onwards). You can view and download the unsigned EC report for free.
Digitally signed certified copy:
- For bank loans or legal submissions, log in to TNREGINET, request a 'Certified Copy with Digital Signature', and pay the official fee of ₹100 online.
